1. CHECK-IN TIME IS AFTER 3 PM EST AND CHECK-OUT IS 10 AM EST. NO early check-in or check-out
2. All Rentals are NON-SMOKING.
3. Pets are not permitted under any conditions. NO early check-in or late check-out.
4. We will not rent to vacationing students or singles under 25 years of age, unless accompanied by an adult guardian or parent.
5. SECURITY DEPOSIT – A security deposit of ? $500.00 ? $1000.00 (see above rental) is required. This must be received no later than forty-five (45) days prior to your arrival date. This security deposit automat
ically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met: A $200 Cleaning Fee will be taken out of y
our security deposit if the rental and grounds are not left in a clean and orderly fashion.
• No damage is done to the house or its contents, or surrounding property beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left on the kitchen table and unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late check-out.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Property Owner
6. PAYMENT – An advanced payment equal to 100 percent of the rental rate is required within seven (7) days of booking the reservation. The advance payment will be applied toward the house rent. Please make payments in the
form of traveler's check, bank money order, cashier's check, or personal checks payable to Paul Pfaffle. The advance payment is not a damage deposit. The BALANCE OF RENT is due forty-five (45) days prior to your arrival date.
7. CANCELLATIONS – A sixty (60) day notice is required for cancellations. All deposits may convert to future rental only – NO Refunds. This deposit is good for up to one (1) year of original reservation.
8. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety
(90) days prior to check-in.
9. MAXIMUM OCCUPANCY – The maximum number of guests is posted above. An additional charge of $20.00 per person per night for guests in addition will be assessed.
10. LONGER MINIMUM STAYS - may be required during holiday periods. If a rental is taken for less than two (2) days, the guest will be charged the two (2) night rate.
11. INCLUSIVE FEES – Rates include a one-time linen setup. Amenity fees are included in the rental rate.
12. DAILY MAID SERVICE IS AVAILABLE FOR A FEE– While linens are included in the unit, we suggest you bring bath and beach towels. We do not permit towels or linens to be taken from the house.
13. RATE CHANGES – Rates subject to change without notices.
14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

17. HOUSE PROPERTY Any books, movies, or any house property – MUST REMAIN. Inventory has been taken.
18. NO GLASS - No glass on the beach or lakefront. Please, keep our beaches safe and clean!
19. CAMPFIRES - All campfires MUST be kept in the designated spot.
20. NO SMOKING. All Rentals are NON-SMOKING. Smokers, please use the cigarette receptacles that are provided to dispose of cigarette butts.
